Newsec acted as eQ’s advisor in the acquisition of an office property in Espoo

Newsec advised Special Investment Fund eQ Commercial Properties in the acquisition of an office property in Leppävaara, Espoo from Hamburg-based real estate investment manager Union Investment. The transaction comprised of building A of Alberga Business Park at Bertel Jungin Aukio 1-9. Avance acted as legal advisor for the Buyer in the transaction.

The asset is located in a prime location in Leppävaara, which is one of the key office market areas in the Helsinki Metropolitan Area, with great public transportation connections and a wide variety of services. Alberga Business Park is a modern multi-tenant office complex and building A has a BREEAM Very Good certificate. The leasable area of building A is approximately 9,000 sqm.

Leppävaara is a fast-growing and developing area in the HMA with many residential and commercial projects in the pipeline making it an interesting area to follow also in the future. Also, the new tramline Raide-Jokeri will have a large positive impact on the area and its office market.

Marjaana Berger, Investment Director, eQ Asset Management Ltd:

“Leppävaara is one of the most attractive office locations in the Helsinki Metropolitan Area and it will strengthen its position in the future due the development of the area. eQ Commercial Properties already owns buildings B and C from the Alberga Business Park and the building A complements the previous transactions.”

Amos Larinkoski, Vice Head of Capital Markets & Partner from Newsec:

“The importance of local market knowledge is highlighted by the current turbulence in the corporate finance sector. Well-positioned prime properties offer great capital allocation opportunities with an attractive risk adjusted return. Active investors benefit from the overall market sentiment. On behalf of Newsec, I want to thank eQ for their trust, and both parties, eQ and Union, for a smooth deal-oriented cooperation.”
